  • Attend Owners and Board Meetings.
  • Advise and Respond to Inquiries from The Board, Owners, and Attorneys.
    • Assistance provided via phone, email, facsimile for all Association inquiries.
    • Complete Financing Questionnaires.*
    • Complete Closing Packages.*
    • Provide Association Documents.*
  • Contract for / Maintain Service Agreements.
    • Prepare, review, compare (when necessary) RFPs and proposals obtained for regular contract services as required (utilize professional engineer, architect, attorney, or other professional when necessary at Association’s expense).
    • Review all contracts thoroughly and work with the Board to monitor the quality.
    • Maintain certificate of insurance for all vendors.
  • Secretarial.
    • Provide correspondence between the Board and Owners via the Owners’ preferred method of communication.
      • USPS.*
      • Email. Software used to monitor and document Owner’s Account.
      • Portal/Signal Service.*
    • Assist webmaster with the Community web site if applicable.*
    • Meeting Minutes.*
  • Property Inspections.
    • Conduct inspections of the property.
  • Support the Board.
    • Assist the Board with ARB (Architectural Review Board) requests if applicable.
    • Work with the Association’s attorney on legal matters.
    • Work with the Town/City as required.
  • Repairs & Maintenance.
    • Respond and assist the Board with reported regular maintenance requests.
    • Extraordinary repairs resulting in additional, unanticipated hours of oversight*
    • 24 hour emergency assistance.
  • Insurance.
    • Solicit proposals for insurance coverage.
    • Report claims.
    • Oversee completion of claims.
